For sale, three parcels of agricultural land on the island of Prvić, classified as land outside the building zone.
Location / description / quality
The subject land is outside the building zone, i.e., outside the scope of the Urban Development Plan of the settlement Prvić Luka and Prvić Šepurina, agricultural land with a total area of 1,148 m2, located on the island of Prvić Šepurina, on the western side of the island and outside the settlement area.
It is positioned as the second row from the sea but does not have direct access to the sea; it is approximately 155 m away from the sea. Access to the subject land is difficult, limited by vegetation.
The land consists of three cadastral parcels, but the parcel located on cad. plot no. 1246/2 with an area of 637 m2 is not directly connected to the other two parcels and they do not form a single unit (the distance between them is approximately 1.6 m from edge to edge), and it does not have a public access road.
The first land parcel is rectangular in shape; in the upper wider part, the width is approximately 13.4 m, and in the lower part, the land is about 6 m wide, while the length of the land is approximately 56 m.
The other two parcels, located on cad. plot no. 1246/5 and cad. plot no. 1246/7, with a total area of 511 m2, form a single unit and have access via a public road.
The width of the land in the lower part, where it is the widest, is approximately 14 m. Both parcels are undeveloped and covered with low vegetation; there are no existing agricultural crops.
The land is 1 km away from the center of the settlement.
Noise and pollution:
There are no sources of noise or pollution at the location that are generally known and noticeable or that would significantly deviate from the standard for the area where the subject property is located.
