In the municipality of San Jose, the minimum lot size is 10,000 meters (1 hectare / 2.48 acres), unless the property is on a public road. Then the minimum lot size can be quite small. I don’t actually know what that minimum size is, but I’ve seen such lots down to tjhe 250 sq meter range - (this would be 1/16th of an acre).
The seller of this property, despite much pressure to declare the “servidumbre agrícola” (farm-land easement) a public road, and thereby facilitate further development, the seller of this property has stood his ground and has maintained its status as an easement, resulting in use only by his 3 neighbors, invited guests, and himself. I have yet to see a car drive by when I am on the property. Given that I am partial to such efforts to maintain the quality of life (read: privacy) on a given property, I give this one the highest marks for preserving said quality. No further subdivision is allowed there.
The river is a huge plus as a great place to cool off on a warm day. Aside from the fact that you have two sources of water, there is the ever present river. The on-site well serves the bathrooms, laundry, irrigation and garden hoses. In a time of catastrophe, this could be increased to include potable water. In fact, the water coming from the onsite well tests cleaner than the community water. Water will never be a problem.
In summation, this property provides what so many are looking for. In a world where there is an abundance of uncertainty, and one wonders what life would be like if the shelves in the grocery store were bare - with the proper administration, one could live off of this property.
